Compact Luxury Living.

High density living normally comes with the costs of losing space. But what if you can have the feeling of a luxury townhouse. Do you need all that space? You only can be at one space at the time and if you have all rooms required, do they have to be big?

Also, with the current property pricing, conventional housing can be out of reach, but does that mean you have to live your life somewhere else to get on the property ladder. Or can you live your life to the fullest where your social habitat is established?

Project Summary.

By combining three residential lots, this brief was to design 14 townhouses plus parking. The decision was made to plan them no greater than 100m2. They must have at least two bedrooms, preferably three - to meet the demographics of the area. To make these compact houses with more appeal, I designed them with a premium layout. All bedrooms have an en suite and there is a separate toilet for guests when entertaining. So, in total - three bedrooms, three-and-a-half bathrooms, a living room (connected to the private garden), a kitchen, one parking space and loads of internal and external storage all within 100m2. Compact Luxury Living!

To not feel cramped the design opens towards the outside without losing privacy. Large sliding glass doors, big windows and lots of connection with the outside garden and roof terraces makes the house seem larger. A large open void contains a bespoke staircase, breaking the horizontal feel of the design and redirecting it to vertical by opening up towards the sky. At the same time the void works as a natural distributor of warmth and cold, regulating the house naturally as well as reducing energy costs.

How To Built.

The building system is my own engineered panel system - therefore sustainable and quick to build. This reduces the costs and makes the townhouses more appealing for investors to rent out (super strong, no termites, rodents, etc.).

The houses are uniform which is good for the building costs, but not in favour of the aesthetics. Therefore, the elements that are not part of the system, the fill-in so to speak, provide a pop of colour and individualises the townhouses. By adding texture with standing seams, the houses look very natural and could be placed easily within any context.
